How a replacement works with 123 Roofing

  1. Measured and documented. Your advisor measures and documents your roof before any contractor is involved, so every bid is built on the same scope.
  2. Competing bids. Vetted, licensed, and insured contractors from our network bid on your job. You compare like for like.
  3. Escrow, not deposits. Once you choose a bid, your project cost goes into escrow with a neutral third party. Nothing is paid to the contractor up front. Your bid also shows the cost of common hidden repairs, like damaged decking, up front. Any contingency you don’t use comes back to you.
  4. Milestone releases. Funds release in stages (permit and materials, tear-off and dry-in, installation, close-out) only after each stage is complete and photo-documented, and you’ve had the chance to review it.
  5. Holdback. A portion is held back after close-out so any punch-list items surface before the last payment. Release amounts and timing are defined in your project agreement.
