Florida roofing, managed differently

Stop chasing roofers. Let vetted ones compete for you.

A 123 Roofing™ advisor comes to your home and guides you through every step. We measure and document your roof, vet the contractors, and collect competing bids. Your money stays secured in escrow, and after the job we manage any warranty repairs and come back every year for a free home visit.

How 123 Roofing works
Step 1 of 5

We come out and document it

One of our team visits your property and captures a detailed photo record of your roof before any contractor is involved. Every contractor bids from the same documentation, so you get true apples-to-apples quotes. When additional details are needed, we coordinate a visit from the bidding contractors so they can perform their own inspection and confirm measurements before finalizing their bids.

The actual problem we solve

Finding a roofer you can trust isn't supposed to be your job.

Most homeowners spend weeks cold-calling contractors, guessing who's actually licensed, and hoping the low bid isn't a corner-cutting one. We front-load all of that before you ever see a name.

We find them

We already maintain a network of local contractors, so you don't spend a weekend searching and cold-calling.

We vet them

Licensing, insurance, and track record are checked before a contractor is ever allowed to bid on your roof.

We collect the bids

You get multiple competitive, apples-to-apples quotes instead of one contractor's number with nothing to compare it to.

You just choose

Pick the bid you like. We hold the funds, release them only as work is completed, and stay accountable through the last shingle.

Total time a homeowner spends vetting contractors on their own: zero, with us.

More than a bid box

Your advisor through every decision, not just the bid.

Roofing has a lot of quiet decision points most homeowners never get explained to them. We walk you through each one in plain language, as the industry expert in your corner, not a contractor with a sale to make.

Material & system options

Architectural shingle vs. metal vs. tile, and what each actually costs to own over time, not just to install.

Understanding your warranty options

The difference between manufacturer and workmanship warranties, explained in plain language. If you ever need to use yours, we manage the warranty process from start to finish.

Navigating insurance & financing

How claims typically move from adjuster visit to payment, and which financing paths fit your timeline. Explained plainly, before you commit to anything.

A realistic timeline

What actually happens week to week, so nothing about the process catches you off guard.

How it works

Your money moves only when the work does.

Every project runs through five milestones. Nothing releases from escrow until each one is complete and documented, and you've had the chance to review it, so you're never funding work that hasn't happened yet.

01

Contract & fund escrow

Your full project cost is deposited into a protected escrow account at signing. It is held there, not paid to the contractor.

02

Permit & materials

The first release happens once permitting is confirmed and materials are ordered for your specific roof.

03

Tear-off & dry-in

Funds release after tear-off and dry-in are complete and photo-documented. Your home is sealed against the weather before more funds move.

04

Installation complete

Funds release once installation is complete and documented, and you've had the chance to review it.

05

Close-out & holdback

The final release closes the job. A portion is held back so punch-list items surface before final payment.

Release amounts and timing are defined in your project agreement.

Protection, stacked

Six layers between you and a bad roofing job.

Vetting catches problems before they start. Escrow and your review at every milestone catch anything that slips through. And unlike a lead-gen site, we don't disappear when the bid is won. We stay with you through the entire project and after.

LAYER 1

Contractor vetting

Every contractor is checked for licensing, insurance, and prior work before they're allowed to bid on your job.

LAYER 2

Escrow milestone protection

Funds release in five stages, each tied to completed work. Never a lump sum up front.

LAYER 3

Your review before final payment

The job isn't closed out, and the contractor isn't paid in full, until the final milestone is documented and you've had the chance to walk through it.

LAYER 4

Warranty claims management

Manufacturer and contractor warranties are a maze to navigate alone. If you need to use yours, we handle the paperwork, scheduling, and follow-up so you're never on hold with a manufacturer yourself.

LAYER 5

Warranty advocacy when it matters

If a manufacturer or contractor delays or denies a legitimate warranty claim, we don't just file the paperwork. We stay on it and follow up on your behalf until it's resolved.

LAYER 6

Annual home visit

Every year after your project, we visit your property and capture an updated record of your roof and home exterior. It's free, and it keeps you ahead of what's next, whether that's your roof, pool, paint, pavers, windows, or siding. When something is worth a closer look, we line up vetted contractors to take it from there.

Documented, not just promised

See every stage of your roof, start to finish.

Geotagged photos are logged at each stage of your project. It's the same record that protects your escrow release and backs your warranty claim. Nothing here is taken on faith, including by us.
